Cabezon Market Report March 2014
Cabezon is a very popular area for buyers and the inventory of available homes is at the lowest level we’ve seen in the last 12 months. In Rio Rancho, there is a littleless than 5 months of inventory available (4.76 months). To give some perspective, a balanced market is typically 6 months of inventory and in April 2013 we had 7.34 months of inventory available. In low inventory situations, the prices start rising and days on market is lower. As of April 3, 2014, there are 71 homes available for sale in Cabezonthrough our Multiple Listing Service (MLS) and in March there were 14 sales. Cabezon has about 5.07 months of inventory available right now which matches up with Rio Rancho as a whole. One thing I’ve noticed is there are not many homes available under $200,000. There are many things that attract buyers to Cabezon: centrally located, great parks and trails, great schools, and the nearby amenities. One of my favorite features of Cabezon is the tile mosaic themes on the walls and signs. The landscaping complements the signage and custom walls to make the community very pretty. The large Cabezon park with community center and pool is also a great feature of the neighborhood. The city of Rio Rancho has done a great job in maining the parks and offering classes/activities through the community center. If you already live in Cabezon and are thinking of selling your home, now is a great time. Historically the most sales in Rio Rancho occur during the months of May through August. If you are looking to buy in Cabezon, you had better start looking now!
